    will provide the foundation for a better year in 2013 in terms of transaction volumes and price growth On The Move You ve found your ideal home done the deal and signed the paperwork Now settlement day is approaching and you need to move Relax Yes it ranks up there as one of the most stressful events we will go through in our lives but here s the good news when it comes to moving house there are things you can do to make it easier Follow these few simple steps and you can turn stress into simple Organisation is the key says Nicola Evans from Sort It Now Well of course As a professional organiser she knows the power of putting everything is in its proper place When it comes to organising your move Nicola has a few simple tips to take the headache out of packing Pack all boxes to capacity nothing more nothing less Why Because boxes that aren t full are more likely to get crushed by other boxes and boxes that have too much in them are likely to tear apart spilling your precious belongings Once packed label If you re a frequent mover use wide strips of masking tape written in quality marker to label each box with the name of the room and a general idea of what s in there Example Main bedroom clothes Kitchen cutlery Writing directly on the boxes is okay if you re throwing them away after but can get messy and confusing if the storage boxes will be used again in the future Use old blankets and sheets to cover furniture No matter how careful the removalists it s nice to know your much loved items are protected from bumps and scratches Check your insurance too it s wise to be protected in every possible way If you have to dismantle any furniture place all the nuts and bolts in a sturdy plastic bag and tape them to the furniture It makes re assembly so much easier To avoid scratching glass furniture wrap it in butcher s paper or newspaper Once the boxes are packed move them close to the door The easier they are for your removalists to access the more time and money you ll save on the move Tape and seal all cleaning fluids The last thing you want is bleach or other smelly chemicals spilling over your belongings Pack heavy things into smaller boxes too much weight will break the box and cause injury to the person lifting it and lighter things into the larger boxes Invest in some bubble wrap or other packing material and protect all precious glassware and breakables When it comes to really valuable items passports jewellery and financial documents carry them with you in the car rather than leave them to the removalists De clutter BEFORE you move Too many people pack up their junk in the rush to move thinking they will have a garage sale or sort

    this year Despite Australia s two speed economy unemployment levels are still lower than almost every other advanced economy in the world Our interest rates are likely to come down over the next year and we are still seen as the preferred destination for an endless supply of potential immigrants These factors together with the inexorable growth of China are still driving our economy and will underpin property values State Government cuts grants More than two years ago as a stimulus to the building trade and rural communities the State Government introduced additional grants for first home buyers who either purchased in a regional area or built bought a newly constructed home Together with the longstanding first home buyer grant of 7000 the state government grants were heralded as a powerful argument for young families to move out of metropolitan areas and build in regional areas With little fanfare the recent state budget cut these grants which will now cease at the end of this month It seems the stimulus didn t work or regional housing has become another victim of the State s financial belt tightening Planning review underway The State Government has announced it is now creating a new Metropolitan Planning Strategy which when complete will be the latest version of the Melbourne 2030 plan This plan is aimed at guiding the city s future growth in an orderly manner protecting valued aspects of Melbourne allowing for future growth and linking separate regional plans Much work will be needed to achieve these outcomes and a development plan has just been started The community will be given a chance to consult once a discussion paper has been released The concept sounds worthwhile but it will be a challenge for the bureaucrats to avoid becoming bogged down in detail The

    RBA for its positive action and encourage all banks to pass on the savings to borrowers Australian homebuyers have born the brunt of rate increases over the past year or two and now these cuts will give them greater confidence to enter the market Prices Stabilise What we have been predicting for most of this year has now been confirmed by the latest REIV quarterly sales results They show that the March quarter median property prices have remained flat over the quarter and the year The median house price in metropolitan Melbourne is now 535 000 representing a minor increase of 0 9 on the December quarter median of 530 000 Although lower population growth and improved supply of new housing has contributed to the softer market we are still dealing with the aftermath of the GFC and political uncertainty at home Yet the data available indicates median house prices have actually increased by 5000 since March 2011 Whilst there are some suburbs enjoying strong demand the overall picture is one of restrained confidence with buyers discriminating against poorly presented property or those deemed to be in second class locations The message for buyers is that there has not been a better time to buy for some years Compared with the hectic pace of the market a couple of years ago when buyers battled to find their property of choice they now have the luxury of time on their side State Budget under Scrutiny At the time of writing full details of the state budget were not available but if the series of leaks over the past week is any guide homebuyers cannot expect any handouts The prospect of reduced assistance for regional and new homebuyers is a possibility whilst many basic fees will be increased It appears many jobs
